How to get BEST deal on roof installation

Everyone wants to pay less and get the best possible quality for your money. However, most homeowners are not aware of how roofing contractors “operate” and how to get best quality roof installation at reasonable cost.

I will put emphasis on “reasonable cost” here, because if you pay too little, you will most likely get a not so good a roof: very likely old / defective roofing shingles, and shoddy installation / workmanship.

However you do not need to pay TOO much for your roof either.

So how do you get best roof at reasonable cost?

  • Use our roofing calculator to estimate approximate roofing cost for your particular house / roof.

    We recommend that you read our roof measuring guide to get the correct roof dimensions, and roof estimating guide, so you better understand what goes into your roofing price.

  • Get multiple roof estimates from licensed / insured contractors. Don’t forget to check their references.
  • If you personally know a General Contractor (GC) or a Builder, ask them for the roofer they use. These are usually sub-contractors that do decent work at reasonable cost.
  • Do not use “big name” remodelers / construction companies. Go with medium size, and preferably owner/family operated roofing company.
  • When the “roofer” comes over for the estimate – ask MANY technical roofing questions – if they can easily answer them in detail – you are most likely dealing with a roofer and not a salesmen. Remember that “salesmen” work on commission and usually get about 10% of the total sale. They also are not very knowledgeable most of the time and will try to sell you stuff you may not need, while not seeing what is really wrong with your roof. Your best bet is if you get estimate from a company owner.
  • Don’t be cheap – don’t go for the lowest bid – those are usually the lowest quality. Also – please respect the roofers you are dealing with – roofing is a difficult profession and not all roofers are bad. Don’t abuse their time, if you don’t plan to do business with them.
